QFREB Barometer: the properties continue to increase in value

The median price of buildings of 2 to 5 units has experienced a slight increase in the province for the past twelve months, with a 3% growth. This is what the analysis of the Quebec Federation of Real Estate Boards (QFREB) reveals for the Quebec residential market in the third quarter of 2015.

Montreal area, the median price of plex acquisitions is $ 445,000 a slight increase of 2% in twelve months. No less than 3 765 buildings have changed ownership during that same period, with a median price that has experienced an increase of 2% this year, to reach an amount of $ 285 000, more than 461 plex sales were recorded.

186 transactions were completed in Sherbrooke at a median price of $ 235,000, representing an increase of 10% compared to 2014.

The status quo is maintained in Trois-Rivières, where landlords have paid the same median price as last year, which comes to $ 160,500 for the 148 plexes therein sold.

In the metropolitan area of Gatineau, the price is situated at $ 282,500, with a decrease of 2% in one year. 211 properties were sold there.

It is in Saguenay that the median price has experienced the largest decrease which comes to 9% compared to 2014, but the volume of transactions in reference reaches a number of only 127 (the third-quarter data is not sufficient enough to provide a median price).

The number of plex transactions was up by almost 8% throughout the province over the last 12 months. However, single-family house and condominium transactions fluctuated by 5% and 2% respectively.

More precisely, the number of sales increased by 9% in Montreal, 20% in Saguenay and 27% in Sherbrooke, decreased in Gatineau (-6%) and Quebec (-4%), and remained fairly stable in Trois-Rivières with a slim 2% increase.

In the third quarter, a significant increase in new constructions of rental units (70%) is observed throughout the province, without specification of the proportion attributed to senior residences.
