New regulation: mandatory content of lease renewal notices for dwellings

Starting December 26, 2024, a new regulation on the content of lease renewal notices will come into effect. This regulation aims to clarify the options available to tenants and better frame the rights and obligations of both parties when renewing a lease.

What's changing:

Lease renewal notices will now have to include accurate and complete information to ensure clear communication between landlords and tenants. This will enable tenants to better understand their choices and ensure greater transparency in renewal processes.

 

What you need to do:

• Use the new CORPIQ renewal notice templates now: revised versions of the lease renewal notice templates are now available on the CORPIQ website, in the letter and form templates (under the “Fixed-term lease renewal” and “Indefinite-term lease renewal” sections. It is imperative that you use these updated templates to comply with the regulations.
• If you are using the templates provided by the TAL: please note that the Tribunal administratif du logement has also updated its forms to comply with the coming into force of the regulation: “Notice of rent increase and modification of other lease conditions” and the “Lessee’s response to a notice of rent increase and modification of another condition of the lease” that some landlords like to attach to their notice of renewal.
• Do not delete mandatory content: to avoid your notices being invalidated, it goes without saying that you should not delete the appendix at the bottom of the document (clear notes to this effect are provided on CORPIQ documents).
