Fraud cases have never been so present, and the rental real estate sector is no exception. Indeed, with the economic situation becoming more and more unstable, the number of frauds is constantly increasing. We recommend that you take note of the following advice and actions to be taken.
It has been brought to our attention that some tenants have received a fraudulent email requesting payment of rent via an Interac type transfer. This is a phishing email that a fraudster sends out while pretending to be the landlord. One of the subterfuges is to tell the tenant that there is a new payment method and/or a new manager.
This email, sent via a simple Gmail email address, appears legitimate at first glance. The tenants did not think it was fraudulent and made the Interac transfer.
Transfers of this kind are a very common and generally a very safe rent payment practice. There are, however, precautions to take when your tenants pay their rent via a wire transfer.
- Inform your tenants of the importance of being vigilant when it comes to paying their rent online by downloading our sample letter "Fraud prevention for rent payments" to avoid potential fraud cases.
- Inform your tenants that under no circumstances will the payment method be changed without prior communication from you.
