The rental period requires everyone to be more vigilant because some scams can knock on your door. CORPIQ lists several scams committed by non-paying tenants. 

These charlatans usually use the same ploy to seduce the landlord into signing a lease under fake identities. As CORPIQ's public affairs department pointed out in an interview in 2021, these scammers are careful with their appearances and language, and some even rent a luxury car during the visit to influence the landlord.

To avoid falling for a bad tenants and scammers, make sure to validate the identity of the prospective tenant, preferably during a physical meeting. CORPIQ provides the ProprioEnquête service, which allows you to conduct a pre-rental screening: 

Would you like to be even more reassured?  An "in-depth" investigation will provide a complete picture of your prospective tenant by providing:

- rental references by contacting landlords known to the candidate;

- employment confirmations from current or previous employers to verify declared salaries and status;

- access to court records to verify if your applicant has been involved in any judgments and convictions;

- your applicant's history with the Tribunal administratif du logement.

There are also, of course, tenants who may not have any intention of convincing you of their financial solvency, but who will simply walk away. We recall this unfortunate story where a couple of tenants had ransacked a dwelling while owing rent for 6 months. It was revealed that one of the tenants had a history of fraud, while the other had convictions for impaired driving and theft. A pre-rental screening could certainly have flagged some concerns and saved the landlord this trouble.
