Between 4% and 15% of dwellings were available in February

Exclusive statistics that CORPIQ obtained from a survey of its members reveals that less than 2% of units were unoccupied in the last week of February.
However, including units that were occupied but whose tenants announced that they were not renewing their leases, the rate of available units was higher, reaching 6% on the Island of Montreal and close to 11% in the National Capital Region. This percentage includes units that will soon welcome a new tenant due to a lease transfer.
More than 40,000 dwellings were reported by the respondents of the survey, in which both owners or managers of hundreds of dwellings and plex owners from across Quebec participated.
In Montréal, the vacancy rate of 1.5% was identical to what was observed by CMHC in its annual survey in October 2019. Laval appeared to be the tightest market with 4.1%of available units, while the rate was 14.5%in Mauricie.
CORPIQ intends to follow the trend closely since it will redo its survey on a monthly basis until July. Generally, the months of March and April are the most active for the re-rental of dwellings, but it is possible that the season will end earlier than usual due to the scarcity of supply in the face of exploding demand. In 2019, 17.2% of tenants had changed addresses, compared to 18.6% in 2018, according to CMHC.
