This week, I'm going to talk about the results of the recent launch and unveiling of the Aviseo study on the rental housing sector.

On May 9th, economists Jean-Pierre Lessard and Andrée-Ann Gosselin gave a presentation at a CORPIQ event that welcomed 180 participants. The purpose of this presentation was to give an overview of the rental sector.
Several speakers spoke at this event, which was moderated by Marie-Claude Lavallée, who led the discussions masterfully. Three former government ministers took part in the discussions, Rémy Trudel, Jean-Marc Fournier and Line Beauchamp. The CEO of the Société d'habitation du Québec, Claude Foster, and the mayor of Mascouche, Guillaume Tremblay, also took part in the speeches. The entire industry was represented for the occasion to express itself on the irritants experienced in the rental sector in Quebec.
As you know, the rental sector is under pressure, there is a lack of housing units on the market, occupancy rates are relatively low and it is also clear, with the latest data, that new constructions in 2023 are in a free fall. We are therefore in the presence of a perfect recipe for a crisis of availability that could also be qualified as a crisis of housing supply that is spreading throughout Quebec.
This event allowed us to paint a picture of the irritants, whether at the municipal level, at the level of government policies and even in the laws that govern the rental sector. Following this analysis, various solutions were presented in the Aviseo report, which I invite you to read on our website. This report gives perspectives of actions to aim for in the coming years.
Let's remember that we are at a crossroads in the rental housing sector and that CORPIQ will continue to represent you on various issues in the coming months. I will also have the opportunity to speak to you regularly, notably about a bill that will be tabled for consultation to modernize the laws that govern the rental housing sector. For several years now, the legislation in place in Quebec has been among the strictest for landlords and the most protective of tenants. We will therefore hope that a little more flexibility is integrated, especially in order to create the most favorable environment for the creation of housing in Quebec. A creation of housing that would finally solve the availability crisis that we are experiencing in all regions of Quebec.
To get back to this point, the Minister of Housing will soon table a bill. The Minister of Labor will also present a reform of the construction sector in the fall, and consultations will follow. Finally, let's not forget the recent filing of Bill 25 on short-term accommodation such as Airbnb, which affects many landlords who are confronted with tenants who make short-term rentals without their consent. We are therefore in a period in 2023 where there are many legislative files in the works. A period during which CORPIQ will be called upon to represent you on all forums.
